Is there a rental application fee?
Yes,  $45 per each adult.  Every person 18 years of age and older living in the home is required to fill out an application for the background screening.
Do you require multiple landlord references?

Yes.  At the minimum, we require current and previous landlord references. 

Do you allow pets?
Our policy varies by property and is subject to a pet deposit.
Is there a pet deposit or pet rent?
We do not charge pet rent, but we do require a refundable pet deposit.  The amount varies based on the type of pet and number of pets.  
How do I let you know I am moving out and need to leave before my lease is over?
We require you give us 30-day written notice and pay the lease break fee.
How do I add a roommate?
Notify the office.  The new roommate must pass our background check and new paperwork (lease agreement, etc.) will need to be signed by all parties. 
If a roommate moves out, how do I remove them from the lease?
All roommates must sign a roommate release form.  The remaining roommates must meet financial requirements to continue renting the property.  
Where do I pay my rent?
Checks or money orders can be mailed or delivered to our office.  Our office is on 2835 NE Broadway St., Portland, OR 97232.  
How can I pay rent if the office is closed?
We have an after hours mail slot at our office.  We do not accept cash after hours.  Check or money order only please.
Where do I send a maintenance request? How long does it take?
You can call, email, or write to our office.  You can also submit a maintenance request through our website.  We strive to process all non-emergency maintenance requests within 48 hours.
Do I need renter's insurance?
We do not require it, but it is strongly recommended.
What do I need to secure a property?
We require first month’s rent and a refundable security deposit.  When applicable, we also collect a refundable pet deposit.  
Can I apply my security deposit to my last month’s rent?
No, your security deposit and last month’s rent are separate.  We require you to pay your last month’s rent.  Your security deposit will be returned to you after you move out and the property has been inspected for damages.  
Will I get my security deposit back?
This depends on the condition of the property at the time of move out and if all your bills are current.  We highly recommend you thoroughly follow the move-out checklist and cleaning guidelines in order to increase the amount of your security deposit returned to you.  
When can I view your properties?
Showings are available daily, 7 days a week.  Please call our office at 503-224-6956 to schedule an appointment with our leasing agents.
What do you screen for during background checks?
Employment, financial capability, rental history, and criminal background. 
Can I do any work/make improvements on the property?
No modifications are allowed without written approval.  All repairs are made by professional vendors under private contract with RMAO.
